ABOUT THIS CPD EVENT

The JBCC Principal Building Agreement is a standardised construction contract published by the Joint Building Contracts Committee (JBCC®). It sets out the rights, obligations, and risk allocation between a project Employer and a Contractor, while defining the neutral administrative role of the Principal Agent.
The JBCC is widely used across South Africa and is officially endorsed by the Construction Industry Development Board (CIDB) for construction works. The agreement features several critical components:
  • Key Role-Players: The Employer (property owner), the Contractor (the builder), and the Principal Agent (a third-party professional—such as an architect or quantity surveyor—appointed by the Employer to administer the contract and manage the project).
  • Core Editions: The widely used standard version is Edition 6.3 (June 2024), which is available in versions tailored for the private sector and Organs of State (Public Sector Bodies).
  • Pricing Options: Can be structured as a Lump Sum contract or utilise a priced Bill of Quantities (BoQ) to determine the Contract Sum.
  • Milestone Certificates: The Principal Agent manages the project by issuing formal certificates, including the Certificate of Practical Completion, Certificate of Works Completion, and the Certificate of Final Completion.

This live online event will explain the requirements and provide an exercise in creating payment certificates.
